Tourist rental licence in the Valencia region: what you need in 2026

To rent your home by the night in Altea, Albir, Calpe or Dénia, you have to register it as a tourist rental. Here are the steps, what the home needs and what has changed, with the official sources.

We don't process the licence for you: we help you get it clear. This guide is for information only and the rules change often, so always check the latest with your town hall and with Turisme Comunitat Valenciana.

What counts as a tourist rental

  • A whole home rented by the night: at most 10 consecutive days to the same guest. Stays of 11 days or more are no longer tourist rentals.
  • It is rented as a whole: renting individual rooms is prohibited.
  • It needs a favourable town-planning compatibility report from the town hall.

The three steps

  1. Town-planning compatibility report. Your town hall issues it after checking whether its planning allows tourist rentals in that area and building.
  2. Responsible declaration to Turisme Comunitat Valenciana. Among other things, you declare the home's own cadastral reference, its occupancy licence or equivalent, public liability insurance covering tourist letting, the energy certificate, registration with the guest register and the period of the year you will rent it.
  3. Registration in the Tourism Register. It is done online, with an electronic signature, and it is free. You get a number in the format VT-000000-X, which must appear in all your listings. According to the official procedure page, if the authorities do not reply, the application is deemed refused.

Advertising the home without its registration number is a serious offence, with fines of €10,001 to €100,000.

If the home is in a building with an owners' community

Since 3 April 2025, the owners' community must expressly approve it: three fifths of the owners who, together, also hold three fifths of the shares. With the same majority, the community can raise the tourist rental's service charges by up to 20%.

Since 3 July 2026, the responsible declaration must state that you have that approval.

If you were already renting legally before 3 April 2025, you can carry on: later community decisions are not retroactive.

How long it lasts, and what happens if you buy or inherit

Registration lasts 5 years. Renewing it needs a new declaration and a new favourable report from the town hall.

Homes registered before 8 August 2024 have 5 years from that date, so their renewals start in August 2029.

If you buy a tourist rental after 8 August 2024, the registration does not transfer to you: you need a new declaration and a new town-hall report. If you inherit it, a declaration of change is enough.

What the home must have

  • A 24-hour contact phone and emergency instructions in several languages.
  • Air conditioning and heating, at least in the living room.
  • Internet, a TV, a washing machine and a first-aid kit, with some exceptions.
  • A lift, if the building has more than a ground floor plus four storeys.
  • Cleaning and bed linen provided by the owner.
  • Extra beds: at most half the fixed places. Cots do not count.
  • The plaque with the registration number at the entrance, and complaint forms.
  • No key boxes in the street: they are prohibited.

Homes that were already registered have until 8 August 2029 to adapt.

Guest registration

Since 2 December 2024, each guest's details must be sent to the Ministry of the Interior (SES.Hospedajes) within 24 hours of the booking and of check-in. If we manage your home, we do it on your behalf.

The number on Airbnb and Booking

The number that must appear in your listings is the Valencia region's Tourism Register number (VT-…). Since 20 May 2026, an EU regulation requires platforms to ask for the registration number wherever a registration procedure exists.

The national short-term rental register number required since July 2025 was annulled by the Spanish Supreme Court in May 2026. Check what each platform asks for when you publish the listing.

Is there a tourist tax?

No. There is no tourist tax in the Valencia region in 2026: the one approved in 2022 was repealed in 2023, before it ever applied.

If you don't live in Spain: taxes

Your rental income is taxed under the Non-Resident Income Tax (form 210): 19% if you live in the EU, Iceland, Norway or Liechtenstein, in which case you can deduct the expenses linked to the rental; 24% on gross income if you live elsewhere, including the United Kingdom.

The return is annual: if tax is due, 2026 income is declared between 1 and 20 April 2027. This is only guidance: confirm it with your tax adviser.

What each town says

Each town hall decides where it allows new tourist rentals. This is what the rules say today in the towns where we work; before buying or applying for the report, check with your town hall.

Altea

It has its own by-law since July 2026 (provincial bulletin no. 121, 1 July). No new tourist rentals are allowed in the old town, Clot de Mingot, Piteres, Carrer La Mar, the Ensanche and the seafront, except when restoring traditional heritage. Elsewhere it sets caps of 4 or 8 tourist rentals per 100 properties depending on the zone, and a maximum of 12 per 100 homes across the municipality.

Albir (l'Alfàs del Pi)

In 2024 the town hall suspended compatibility reports for tourist rentals, for up to two years, while it prepares a by-law. The 2026 text regulates by type of building: in blocks and terraced houses, only the whole building or with the community's agreement; in detached villas, with distances to the boundaries; and none in semi-detached houses. Its final approval was scheduled for the September 2026 council meeting: check whether it is in force.

Calpe (Calp)

We have not found a specific by-law for tourist rentals. It has, however, stopped commercial premises being converted into homes and is changing its general plan to prevent homes on the ground floor of buildings. Ask the town hall about your area before you start.

Holiday rental management in Calpe →

Dénia

It approved its tourist rental by-law in August 2026: up to 25% of new registrations in the strip between Camí del Llavador and the beach, and at most 1% in protected residential areas. Check its publication and when it comes into force.
